This course is in two parts – classroom
education followed by a field training inspection to apply
knowledge learned in the classroom.
CLASSROOM
First,
the attendees will learn about mold (fungi), how it destroys
buildings and affects the health of the occupants, how
to control water intrusion with a regular maintenance program
by recognizing
red flags that are conducive to mold growth and make
repairs before mold develops, how to minimize damage
following hurricanes, the process of mold removal if a
problem has already occurred, how to choose a reputable
inspection and remediation companies, and how to
interpret a laboratory report.
FIELD TRAINING - INSPECTION
Second, the attendees will go through a field training exercise
and learn how to inspect a building for water intrusion. The
inspection will consist of finding red flags that are conducive
to mold growth inside and outside the building. Red
flags inside the building are such things as a musty smell,
taking the relative humidity, noting visible water stains,
visible MLS (mold-like substance), missing caulking around
bathtubs, holes or grout missing in the shower, floor buckling
or warping, leaky plumbing, signs of corrosion, rusty nails,
wood discoloration, paint discoloration, bubbling/cracking
of paint, MLS at air vents, MLS in the air handler, two
or more thermostats too close together, A/C drain pan improperly
tilted, A/C drain line clogged, bathroom fans not working. Outside
the building red flags are such items as blocked gutters,
cracks in masonry, around windows, sprinkler heads too
close to the building, sprinkler heads pointing towards
the house, improper grading – slopes towards the
house, built-in planter boxes, vines growing on the façade
of the building, debris on the roof, leaves, vines, etc.,
cracks in the chimney, any rotten wood on the outside of
the structure, missing roof shingles, missing flashing,
and other red flags.
